Duties:

The Associate Director for Building Operations (AD) will lead daily operations for 13 on-campus residences within the Department of Residential Services.

This position offers opportunity for innovation and entrepreneurship in a dynamic organization that values delivery of a residential experience that is closely integrated with the academic mission. The residential system offers students a unique living learning environment through 13 college houses, with live in staff and faculty to support students in their intellectual and personal development in a vibrant and historic urban environment.

The AD will provide leadership for and directly supervise a team of 4-5 full-time professional employees. They will indirectly supervise 8-12 full-time employees and over 150 hourly paid student and temporary employees.

The AD will be responsible for ensuring that services and operations are customer responsive, innovative, fiscally sound, and are developed in collaboration with internal and external university partners. Additional responsibilities include partnering in management of summer conference operations, planning system wide functions such as Move In and Move Out, supporting mission continuity through emergency preparedness, and integrating building operations with other residential functions such as housing assignments and finance.

Penn's residential services operate 24/7, 365 days/year, including all University recognized holidays. Staff are expected to work outside of normal working hours during peak activity periods (e.g., move-in) or when normal campus operations are suspended (e.g., inclement weather). Staff are normally provided timely notice of modified work schedules as conditions allow. This position is considered essential personnel.

Qualifications:

Bachelor's Degree with 5 to 7 years of experience or equivalent combination of education and experience. Strongly preferred: Master's degree with 7+ years of experience.

Experience in complex building operations and/or facilities management in a higher education or residential community setting is desirable. Candidates must have knowledge of and experience with building infrastructures, systems, and building trades as well as familiarity and experience in managing security, fire and life safety systems and operations. Supervisory experience is required. Experience supervising union staff preferred.

Proficiency in use of database and scheduling software required. Strong oral and written communication skills are essential, as is strong attention to detail, and excellent interpersonal and customer service skills. Willing to work evenings and weekends.
