Position Description

The Loker University Student Union, Inc. is an auxiliary of California State University, Dominguez Hills and is a California 501(c)3 not for profit corporation. The facility, totaling approximately 120,000 square feet, houses the University Bookstore, Campus Dining, Associated Students, Inc. and Wells Fargo Bank in addition to various meeting facilities, lounges and recreational space. As the hub of campus activity, the mission of the Student Union includes “providing cultural, social and recreational programming that supports the educational mission of the University” and “providing programs and services that enhance the quality of life” for members of the campus community.

 

 

Position Description

 

Workweek Class:                            Non-exempt, full-time

Work Schedule:                              40 hours per week, 7:00am – 4:00pm, Monday – Friday, occasional evenings and weekends

Responsible to:                               Assistant Director, Facility Operations, Loker Student Union, Inc.

 

GENERAL STATEMENT:

The Building Maintenance Supervisor is responsible for the proper operation and maintenance of the Loker Student Union and maintaining the safe and efficient functioning of the facility. This includes but is not limited to repair and maintenance, preventative maintenance, safety, troubleshooting, and providing internal and external customer service.

TYPICAL DUTIES AND RESPONSIBILITIES:

Under general supervision of the Assistant Director, Facility Operations, the incumbent will perform a variety of functions, including but not limited to the following:

 

% Time   Description of Duties

60%       FACILITY MAINTENANCE AND REPAIR: The Building Maintenance Supervisor is responsible for on-going maintenance and repair of mechanical systems and facilities of the Student Union, including establishing a preventative maintenance program for all equipment, using a computerized maintenance system, and maintaining records to document maintenance, repair, and replacement of items.

 

Building systems and equipment include but are not limited to HVAC, plumbing, security cameras, and elevators. The Building Maintenance Supervisor is responsible for operating, maintaining, repairing and inspecting heating, air conditioning, ventilation, water systems, security cameras, data lines, and network switches. They perform tests, adjust and calibrate equipment for systems including but not limited to water heaters and air conditioning machinery, electrical, pneumatic, and/or microprocessor control instruments. They perform electrical maintenance and repair work including work on low voltage control systems, and a wide range of facilities renovations including developing cost estimates. On occasion, they may perform welding as well as fabricate and construct parts to make repairs.

 

The Building Maintenance Supervisor contracts and coordinates building support services including but not limited to custodial, pest control, trash removal, security cameras, and  coordinates and maintains collaborative working relationships with University Facility Services, Risk Management, Police Department, Emergency Management, and other University departments.

 

15%       TROUBLESHOOTING: The Building Maintenance Supervisor assists in identifying the sources of problems as they arise and makes recommendations for resolution. They will inspect, diagnose and make emergency repairs to all systems; optimize energy usage; respond to service requests and adjust airflow, temperature, and humidity balances for all areas in the building; repair equipment as necessary; and consult with Facility Services regarding equipment and services that connect to campus infrastructure.

 

15%       SUPERVISION: The Building Maintenance Supervisor screens, selects, trains, supervises, and evaluates a full-time facilities maintenance assistant, student facility maintenance workers, and student custodial day porters. They are responsible for monitoring contractor performance and work progress including but not limited to custodial, landscaping, pest control, trash collection, security cameras, and project contractors.

 

5%          SAFETY: The Building Maintenance Supervisor is responsible for compliance with all relevant health, building, safety and other industrial codes; identifying, reporting and correcting safety hazards; maintaining a safe work environment throughout the facilities, especially when conducting repairs or maintenance; and safeguarding the public using the facility. They serve as the Student Union building marshal; coordinate emergency trainings; assist the Assistant Director, Facility Operations in business continuity planning and reserve study updates; and respond to building emergencies at the time of occurrence.

 

5%          OTHER: The Building Maintenance Supervisor prepares RFPs and acquires competitive bids for services and purchases; prepares contracts and purchase requisitions, completes tenant service orders, documents and initiates accurate chargebacks; supports building opening and closing; and other duties as assigned.

Qualifications

 

Minimum qualifications:

The Building Maintenance Supervisor will possess a minimum of four years’ experience in general facilities maintenance, systems maintenance, and/or comparable experience as a trades assistant or laborer with demonstrated proficiency in the required duties of this position including HVAC and general trades. Additionally, the Building Maintenance Supervisor will possess education equivalent to a high school graduation; a valid CA driver’s license and insurance; strong communication skills and interpersonal skills; ability to be resourceful and to take initiative; ability to work cooperatively in a multi-ethnic environment; flexibility to adjust to changing schedules; be open to new ideas and adaptable to changing technology.

The Building Maintenance Supervisor must be able to apply appropriate judgement and discretion in performing duties; read, interpret and work from blueprints, plans, drawings, and specifications; make rough sketches, develop thorough cost estimates for repairs and renovation projects; analyze and problem solve; read, write and communicate professionally; and perform arithmetic calculations necessary to carry out the duties of the position.

Preferred qualifications

Baccalaureate degree in a related field; experience supervising professional staff; experience working in a higher education environment with emphasis in student unions or residence life; experience working with students;  vocation/technical training in one or more trades related areas; experience maintaining a high traffic public facility.


Conditions of Employment

 

This is a non-exempt position with work hours based upon the duties and responsibilities, which need to be completed. This position is employed by the Loker University Student Union, Inc. and is subject to related personnel policies and procedures. This position serves at the will of the Director and does not receive tenure or permanency.
