Position Description

Reports To: Manager of Housing Partner Operations (Greystar)

Position Scope: As a Greystar staff member within Housing and Residential Education, the Business Manager will assist the Manager of Housing Partner Operations with property operations and achieving financial and operational objectives with an emphasis on revenue collections for a 1210 bed residence hall facility to open Fall 2020 at The University of Massachusetts Dartmouth

Payroll Classification: Non-Exempt

Primary Responsibilities:

Maintain property management software system to include but not limited to:
balancing resident accounts, handling payments, billings, and adjustments, move-ins, move-outs, and transfers.
Work with the university residence director & occupancy manager to ensure all accounts are accurate in both software systems (Entrata & StarRez).
Accurately manage occupancy records.
Ensure student housing files are organized and contain all necessary documents.
Monitor resident accounts to ensure delinquency is kept to a minimum level and collaborate with university to collect past due accounts in a timely manner.
Review and balance weekly and monthly system reports for accurate income reporting at month end.
Conduct audits between property management software and student housing files.
Maintain a highly interactive approach with residents and assist in conflict resolution and resident mediation to ensure customer satisfaction and resident retention.
Assist in the training of the office staff.
In conjunction with the Manager of Housing Partner Operations and Occupancy & Marketing Manager, aid in the planning and execution of activities for both current and prospective residents including tours, housing fairs, campus events; always maintaining outstanding customer service and a commitment to a positive student experience.
Other duties as identified by Greystar and/or university partners.

Minimum Qualifications:

Education and Experience – Bachelor’s degree or equivalent experience and related work experience is required.
Physical and Environmental – The ability to see, hear, speak, comprehend, and communicate are required. The position may require the ability to physically inspect the property.

Desired Skills and Abilities:

Emphasis on fostering and maintaining collaborative relationships and interactions across the University including, but not limited to, offices of housing, dining, registrar, bursar, financial aid, and IT.
Excellent customer service and student-focused approach; Exceptional verbal and written skills; Strong organizational skills; Able to interact positively in a highly collaborative position; Financial analysis skills; Attention to detail; Highly proficient with Microsoft Excel and data entry.
Occasional evening and weekend work will be required.
